Do I need to consult with my builder if I am planning on buying a block of land for my house?
Planning to build a house can be stressful and can have certain complications if the land does not suit well as per your requirements. It is recommended to consult your builder before you buy a piece of land if you haven’t done so already, which allows the builder’s team to figure out whether the land fits your requirement or not including a brief overview of the CDC guidelines.
The size and position of land certainly influences the size of house that you plan to build.

Will I be able to customise the floorplan?
At Urban Homes NSW, we make sure our clients are fully satisfied with the results that we present them with, In order to ensure 100% client satisfaction and make the home building journey easier for you, we give our clients the option to not only make small changes in the floorplan but fully customise their house.
We understand that you will be the one living in the house for a long time, so we make it easier for you by making the choice fully customisable.
What is the payment process?
Once you have met our team, gone through our display homes you will need to fill out an EOI form and pay a certain amount to move further. After meeting our team of architects and finalising the façade and floorplan for your house, you will receive a quotation for your house and you will need to sign the New Home Tender and Building Contract, at this stage you are required to pay the initial deposit (depending on the requirement) in order for the builder to commence with the construction.
We will prepare a payment schedule mostly consisting on five different stages like: Deposit, Footing & Slab, Frames & Cladding, Roof & Covering, Fitout & Appliances and the Final payment. The payment stages might differ as per your agreement with our team. You will be required to pay according to the invoice prepared for each stage.
Will I be allowed to use my own stock or contribute in the work?
Under the best interest for our clients, Urban Homes NSW does not allow our clients to perform any and all services until the house has been completed and handed over. Clients are not allowed to perform any plumbing, electrical, painting or fitting any products regardless of their skills or supply any material to the builder.
Our clients will be able to choose from our provided range of products or add any appliances or materials after the house has been completed and handed over.
Will I be able to visit my house during the construction process?
Taking in mind the occupational health and safety requirements, you will not be able to visit the site throughout the construction process unless you have made arrangements with the builder and are supervised throughout the visit.
We take our client and team safety very seriously, thus we do not allow our clients or any other unsupervised individual to visit the site during construction.
Are quality materials being used for my house?
Our clients will be provided with options for the materials to see and touch before being used in the house. Apart form that, Urban Homes NSW ensures that quality materials are chosen and installed correctly in our clients’ house, all the products are in-line with the Australian standards and building codes.
Will I have any Warranty with my home? How long will the Warranty be?
Urban Homes NSW provides Statutory Warranty under the Building Act, which provides a statutory warranty for building work on a residential building that requires a building approval and has a cost of $12,000 or more.
This statutory warranty operates for six years after the completion day for the work for residential building work in relation to a structural element of a building, which includes components of external walls (including weatherproofing), and two years after the completion day for the work for residential building work in relation to a non-structural element of a building.
What after the construction is compete?
After the construction process of your house is completed, you will be required to conduct an inspection called as Practical Completion Inspection (PCI) with your builder, thus you will be able to inspect and list any defects that you find in the house before the house is hand over to you.
After this, you will be provided with the keys to your new home.
